What can you do in Les Gets during the summer?

A true dual-season resort, Les Gets is very active in the summer months and a great destination for those seeking a sporty holiday surrounded by breathtaking Alpine scenery. In the summer, swap your skis for hiking boots and explore the many hiking and walking trails of Les Gets which range from the challenging Les Crêtes du Mont Chéry route to easier paths designed for families with young children.

For golf with a view, head to 18-hole Golf Les Gets on the Chavannes side of the village. Facing the Mont Blanc, each hole of this challenging course offers a different stunning vista.

Lac des Ecoles is a must-visit for families during the summer. Monitored by lifeguards this Alpine lake is perfect for swimming whilst the grassy banks are an ideal spot for sunbathing or picnicking. On the water, you will also find the action-packed Wibit park which comprises around 40 inflatable obstacles, including a giant slide. Infrastructure development in Les Gets

Les Gets is constantly improving its offerings on and off the slopes to help it better compete with its fellow siblings in Les Portes du Soleil. For the 2019/20 ski season, Les Gets opened two new pistes, a dog sledging experience for children and Les Sources du Chéry, a chic wellness centre with a 1,000 sqm adults-only spa and fun children’s area.

Some €7m has been invested in improving the resort’s snowmaking capabilities and the new facilities have upped snow coverage from 35% to nearly 50% for the 2019/20 ski season. Once the project is complete, snow coverage will reach 75%, possibly resulting in an increase in demand for property for sale in Les Gets.

Les Gets: a quick history

Les Gets opened its first chair lift back in 1938 and welcomed the first Ecole du Ski Français soon after in 1940. Since the opening of the Mont Chery lift in 1954, the ski resort has steadily grown and now boasts 47 lifts.

However, the origin of the village stems back to the 12th century and before Les Gets evolved into the popular ski resort it is today, it was a dairy farm community. Part of the vast Portes du Soleil ski domain, Les Gets has 650km of groomed pistes on the doorstep and is conveniently located just over an hour’s drive from Geneva which makes it perfect for weekend visits or last-minute trips. Les Gets is a great destination for mixed ability groups as it has a diverse array of slopes with 38 green runs, 131 blue runs, 105 red runs and 32 black runs. 

Novice skiers should check out the nursery runs near the village centre and the Mappys area in the Chavannes area which has four gentle runs with a snow cable and rope to help new skiers practise. There are also several ski and snowboarding schools where you can attend group lessons or one-to-one sessions. Seasoned skiers will enjoy the steep black runs of Mont Chéry and the Yeti mogul field.

Les Gets has some great themed ski areas for children to enjoy including the Grand Cry Territory and the Mauve slope. The Mappys ski area, accessed via the Chavannes ski lift and away from the main ski area, is a great place for children as it has four gentle slopes and a magic carpet to help little ones hone their skiing skills and build up confidence. There are also plenty of other activities for children such as ice skating, sledging and the new Alta Lumina nighttime forest trail. 

Les Gets is great fun in the summer too and one spot not to miss is the Ecoles lake, a monitored lake with an inflatable obstacle course (Witbit park) and a lovely grassy bank that is perfect for family picnics in the sun.

Is it best to buy a ski chalet or apartment in Les Gets or Morzine?

When deciding whether to buy a property in Les Gets or Morzine there are several factors that you’ll need to take into account. First Morzine is larger than Les Gets and is more spread out which means it can be harder to find a property in a convenient location that’s close to the ski lift, within walking distance from the centre and, most importantly, on the sunny side. Sun is particularly important in Morzine as it is surrounded by three mountains which means that it loses the sun much earlier than Les Gets.

In terms of practicality and getting around, Les Gets can be a better choice too as the village centre is flat which makes it more practical if you have children. When it comes to price per square metre, both resorts are very similar, however, Les Gets has more properties for sale than Morzine which means you are more likely to find a property that meets your needs in Les Gets.

How close are international and private airports to Les Gets?

The closest airport to Les Gets is Annemasse Aerodrome (QNJ), a private airport that is conveniently just 35 minutes’ drive away from the resort. Thanks to Les Gets’ proximity to the Switzerland border, the most popular option is to fly to Geneva Airport (GVA) which regularly welcomes direct flights from Europe and connecting flights from the USA. The car journey from Geneva airport to Les Gets takes around 70 minutes. 

Slightly further away, you have Chambéry Airport (CMF) which is a smaller international airport with seasonal flights to the UK and Russia. It takes around one hour and forty minutes to drive to Les Gets from Chambéry.

What can non-skiers do in Les Gets?

Though Les Gets is best-known for its skiing, there are still plenty of activities on the snow for non-skiers to enjoy such as snowshoeing, dog sledging, paragliding and snowmobiling. 

Flat and easy to explore on foot, the village centre itself is a delight to wander through and you will find a good mix of restaurants and cafes. There is an ice skating rink in the centre too. 

For some well-deserved relaxation, head to the Sources du Chéry spa where you can go for a swim in one of its various pools or unwind in the salt room or sauna. There is also a menu of massages and beauty treatments too.

Welcome to Athena Advisers latest webinar on the French Alps. Today, we're focusing on Les Gets in Les Portes du Soleil. I am Charlie Williams, based in our west London office, where are welcome to come and join us now that Covid restrictions are relaxing. Joining me today is Charles-Antoine Sialelli who heads up our French Alps operation from the Annecy office.

Charlie Williams: The Alpine property market is currently very strong. It has obviously been a particularly strange few years for all of us with Covid, but it has also made people realise that life is short and for living. Remote working is a new reality for many people and there has been a lot of interest. Interest across the Alps is at an all time high. We currently have a good selection of property for sale in Les Gets, they will reduce in the coming seasons as planning restrictions are brought into place, and the Alps in our opinion, is the best mountain range in the world for ease of access, diversity, gastronomy and culture and sport. So, there are very few undeveloped plots of land available as nature imposes its natural barriers, for example, with unbuildable land, mountains, avalanche zones and protected areas. Development opportunities, and therefore, Les Gets properties for sale, tend to come from the redevelopment of existing and old buildings, although those are now starting to dwindle and prices are rising as a result.

We have seen significant demand from various different countries this year. Obviously, the French are number one, followed closely by the Brits who have been buying in force for the past couple of years, and then increasingly, more and more Dutch, Belgians and Scandinavians, as well. Price have been rising significantly in the Netherlands and a lot of people are raising equity to help them buy their dream property in the Alps. Austria has banned Dutch clients for this winter, so we've seen a big movement of Dutch interest in the French Alps. Actually, buying a property in Austria is normally trickier as it usually comes with a rental obligation which is less appealing. 

There has also been a continuing shift from hotels or people staying in hotels to private rentals. It has been happening anyway, but has really increased with Covid. Developers have been producing some fantastic quality of apartments and chalets for sale over the years and holidaymakers are realising that, for similar money, you can have the whole family together in one amazing residence rather than perhaps in separate hotel rooms, and this has obviously had an effect on demand too.

Rental occupation in the French Alps has gradually been increasingly steadily for years anyway, but especially in the summer, and especially in Les Gets. 

In France, we can structure a property purchase very efficiently. When you buy any new build property for sale, which we specialise in, then you benefit from a lower level of notary fees and stamp duty at only 2%, instead of 7% for existing older property. If you are renting a new-build property on an ongoing basis, we can also help you reclaim the 20% VAT on the property purchase price and if you are putting it in place furnished with short-term lets with three rental services in place. So, we can structure the purchase very efficiently for new-builds, especially with the VAT rebate, low rate mortgages, strong rental returns and low notary fees, it tends to work quite well.

Onto Les Portes du Soleil - it is the joint largest ski domain in the Alps. It is the same size as The Three Valleys. Les Gets is actually under an hour from Geneva airport, so very accessible. It is made up of 12 resorts - there is so much to do, both skiing and the summer, that yo never really get bored! And, of course, it borders Switzerland too.

Some key facts about Les Gets itself - it has always been popular as one of the ski resorts that has absolutely everything, and of course, it's very pretty too. It caters for all types of holidaymaker or buyer, young or older, sporty or lazier. It's got plenty of great shopping, great restaurants both in the town and on the mountain too, good nightlife, plenty of daytime activity - there are lots of spa and wellness facilities now. And, it does all of that effortlessly without being a pretentious resort. You also have an 18 hole golf course there which is increasingly a demand to be able to play golf in the Alps - swimming lakes, mountain and e-biking which has always been popular, but is really coming to the forefront now, especially as in Les Portes du Soleil, quite near to Les Gets, we have Pré-La-Joux, which is Europe's largest bike park. 

Charles-Antoine: The price per square metre for Les Gets properties for sale is still very attainable for most. If we look at the price per square metre in the French Alps, excluding the small resorts with two or three chalets, it goes from €5,000 to €35,000 across the French Alps ski resorts. Les Gets is very competitive, especially as it sits in a very large ski domain and it is very accessible. Les Gets appeals to a lot of people - it's more than skiing, it's about the summer destination as well. It's a resort that works all year. Price wise, we are not in the top tier of budget, but it gives very good room for capital appreciation. Now, like in every resort, we we have quite a broad range in price per square metre, so in Les Gets, it's from €8,000 to €16,000 per square metre. This changes with the location within the resort - either super prime in the centre or slightly less expensive on the outskirts, but within nature. Les Gets is a medium size resort, compared to much bigger ones we have in the Alps, but in Les Gets, you are never far from the centre. it is very convenient in terms of circulation form one part of the resort to another, so that is why I always think it is suitable for either city people or nature people because in Les Gets, you can really find properties for sale for these two kinds of profile. 

Charlie Williams: So, to recap, there are fewer development opportunities on the horizon, but with a good amount of properties for sale at the moment. With a lot of good 4* and 5* private residences being built that doesn't mean there are less hotels - there are still a good number of hotels providing fantastic services. 

The summer season is longer than usual, so when we come a little further south into the Savoie, to perhaps The Three Valleys or Val d'Isere which are a bit more orientated around downhill skiiing, Les Gets is a very long summer market, so it starts mid-way through May and finishes in mid-September. 

We are seeing an increasing number of people enquiring because they are interested in being in the mountains in the summer. It is also one of the resorts where people have decided to relocate, work from Les Gets, and take a plane and go to London, Brussels or Amsterdam just for a meeting. The famous relocation after Covid has worked a lot in Les Gets.

In terms of actual figures to show how much of a year-rounds ski resort Les Gets is, in 2020 when Covid hit and lockdown happened and then lifted again, rather than jumping on a plane to go away to the usual destinations for the summer, people wanted to spend time in the Alps. Occupancy in the summer in Les Gets runs at around 40%, but in the last couple of summers, it hit 90% which is unheard of! All of our rental management partners are noticing that there's a greater demand for longer stays, rather than people going away for just one or two weeks at a time, people are renting apartments, penthouses and chalets for a month or even six weeks at a time. 

Now we're going to talk a little about some of the properties for sale in Les Gets. We haven't included all properties, but just wanted to give you some really strong suggestions of the chalets and apartments currently  available for sale in Les Gets. Today, we're going to focus on seven Les Gets properties for sales - a mixture of chalets and apartments.

Cairn Harmony: First of all, we have Cairn Harmony which is 200 metres from the Perrières chairlift - it's a little on the outskirts of Les Get and the average price per square metre is about the €7,000 - €8,000 mark. This area, called, Les Perrières, has developed a bit more recently. This property for sale is well designed for clients who are looking for space, rather than being very, very central. In Les Perrières, there is a supermarket - only 2 minutes walk from the property - the chairlift and ski shop as well, so everything you need on a day-to-day basis. Construction has started on this one, so more than 50% have been sold - the buildings are up, so it is very easy to understand the views and position of each apartment. We can go inside together.
