One of the prettiest resorts of the vast Portes du Soleil ski domain, rustic Châtel exudes Savoyard charm with its baroque church, traditional architecture and delightful streets lined with shops, boulangeries and restaurants where you can enjoy regional cuisine. Occupying the plot of a former hotel, this intimate collection of apartments will occupy a sunny spot close to the ever-popular aqua centre and eight minutes' walk from the ski lift. Close by, you will find a selection of amenities including ski shops, a supermarket and a crêperie and the very heart of the resort is a short walk away too.
The existing property was built in the 60s and has a modernist design with large, sun-kissed balconies - something that is uncommon in the resort - and will be reimagined in the new facade. A playful balance of Alpine charm and modernism, the new facade will be made from stone and wood and feature gabled roofs, echoing the architecture of the Abondance valley, whilst the vast balconies, inspired by the original building, will have concrete and metal details to give the property a modernist edge.
The ski apartments
The project comprises 12 apartments, nearly all of which are duplexes or triplexes, and a chalet that is attached to the property but accessed via a private entrance. Thanks to the property’s clever layout, many of the apartments are penthouses and boast spectacular living areas with double-height cathedral ceilings. All of the properties are south-west facing, ensuring that the interiors are flooded with natural light, and offer generous outdoor living areas in the form of balconies and terraces from which owners can enjoy panoramic views over the valley and the mountains beyond.

As new builds, these apartments come with reduced buying costs when compared to resale properties as the notary fees will be 2-2.5%, depending on the apartment purchased. On the other hand, the fees applicable to resales are much higher at 7-8%.
These properties are sold without any rental obligations, meaning that you and your family and friends will enjoy exclusive access to the property. However, if you do decide to make the property available for rent when you are not staying there, you will have the option to reclaim the 20% VAT from the property purchase price providing that some simple conditions are met.
