In the French Riviera, the property market is just as diverse as the region’s gorgeous coastline. Whilst there is a good mix of new-build and resale properties, in some resorts, like Sainte-Maxime and Saint-Tropez, new-build properties are rarer as fewer new plots for development are available.

Apartments for sale in the French Riviera are a great option for those who want a home away from home for enjoying sunny holidays by the coast. New-build apartments tend to be constructed in a traditional style with tiled roofs whilst the interiors are finished in a contemporary style with open-plan living areas. With the development market fairly saturated, prices continue to rise as availability for new accommodation decreases.

Resale property prices in Nice/Côte d’Azur region have increased over between 2020 and 2021 with house prices up by 11.8% and apartment prices rising by 6.8%.

Thanks to the eternal popularity of the Côte d’Azur with French and international holidaymakers alike, many property owners choose to rent out their villa or apartment when they are not using it to generate rental income. Despite the pandemic, My Sweet Immo reported that rental prices in the Provence-Alpes-Côte d’Azur region rose with Saint-Tropez experiencing 23% price increases during August 2020.

What makes the French Riviera so special?

The French Riviera, which has no strict borders, is said to range from the Italian border all the way to the town of Toulon or Cassis in the west. The area has hosted some of the world’s most iconic figures throughout its day, from Queen Victoria to Matisse and Picasso. 

The Côte d’Azur is home to some of the most famous destinations in France including Cannes, Monte Carlo and Saint-Tropez. Spanning more than 31,400 km2, the landscape varies greatly. It offers desolate and quiet beaches along the coast of Menton, history-filled streets in the town of Fréjus, the fragrant winds of Grasse  – known as the perfume capital of the world – and wild ponies roaming the Camargue national park. 

With a wide array of activities, the French Riviera offers something for everyone. It has one of the world’s largest yachting communities, and hosts nearly 50% of the world’s superyacht fleets. It is home to Europe’s deepest canyon, a research and technology centre in Nice, and has over 100km of white sand beaches.

Saint-Tropez

Once a small fishing village, Saint-Tropez has transformed into one of the most popular resorts on the French Riviera and is well-known for its beautiful beaches and exuberant social scene. New-build properties for sale in Saint-Tropez are few and far between and properties here are set for strong capital appreciation thanks to the resort’s eternal appeal.

Grimaud

Only 13km from Saint-Tropez, Grimaud is composed of impressive houses among the hills and a small town centre. It boasts kilometres of coastline as well as a large golf complex called Beauvallon.
The iconic leisure port of Port Grimaud, nicknamed the Venice of Provence, is halfway between the villas and Saint-Tropez.

Saint-Raphaël

Located between Cannes and Saint-Tropez, the commune of Saint-Raphaël is a dynamic area composed of several smaller neighbourhoods – each with its own personality. With more than 30km of gorgeous coastline skirting the Mediterranean, a historic old town, a casino and three golf courses, there is something for the whole family to enjoy. 

Sainte-Maxime

Sainte-Maxime is a charming seaside town in the Gulf of Saint-Tropez. Just 30 minutes from the glitzy Saint-Tropez but with a totally different vibe – think relaxed lunches and long afternoon walks – properties for sale in Sainte-Maxime are up to 50% less expensive than its renowned neighbour.

Les Issambres
A charming seaside resort in Roquebrune-sur-Argens and more low-key than its glitzy neighbours, Les Issambres boasts 8km of coastline which comprises nine sandy beaches and numerous secluded coves. Whilst Les Issambres has plenty to offer, you can always take a shuttle boat to the nearby towns of Saint-Tropez, Grimaud and Sainte-Maxime.
