Courchevel 1650 (Moriond) - Les toits de Verdon

€1M - €1.1M3 bedrooms

This top-floor extension of an existing building project is located in the heart of the authentic village of Courchevel Moriond. Constructed in the 1980s, the building enjoys an idyllic location just 60 metres from the front de neige, while many bars, restaurants and shops are right on the doorstep. The two-part refurbishment of this existing residence will be to build the extension where four penthouses will be located and to renovate the ageing exterior facades in order to reinvigorate it. The building will then be restyled with noble and traditional materials giving it a visual appearance worthy of the calibre of new-build properties in the area.

The four new penthouse apartments for sale will benefit from a breath-taking view of the surrounding peaks and valley. The south-east orientation of the building as well as the large windows of the apartments allow for a lot of natural light to flood the interiors and contribute greatly to the panoramic view of the apartments.

Each property displays very spacious surfaces between 108 and 123 sqm with 22.5 sqm in total of outdoor terraces. All apartments have three en-suite double bedrooms which all have access to at least one of the balconies. The designer kitchen is delivered fully equipped and opens onto the living room with a bar. The living space has a dining area and a living area separated by a central fireplace.

The local developer in charge of the project is the creator of several similar real estate operations in the region and is therefore highly experienced. The use of noble materials and the special attention paid to the finishes of the properties are two of the reasons for its success. Each apartment will offer high standard interiors that will create a cosy and warm alpine atmosphere.

Like the recent construction of new developments in the resort (see our listing), the Toit des Verdons project symbolises the rise of Courchevel Moriond which is gradually catching up with Courchevel 1850 in real estate due to the shortage of properties available there. The price of these properties is around €15,000/sqm, as much as half the price of its higher neighbour, where, for the same level of quality in a central location, prices can rise up to €30,000/sqm. However, recent investments in the resort to renovate several buildings and develop new infrastructure are expected to influence prices in the coming years. These apartments therefore represent a safe investment in an up-and-coming resort where rental demand is very high.
