Val d'Isere chalets target by European investors14 June
Newly built chalets are very hard to come by in Val d’Isère, with just a handful being built each year. As a result, a highly rare collection of luxurious bespoke chalets in this exclusive and popular resort is being targeted by a diverse mix of European investors. Called ‘Le Petit Alaska’ this special collection of private ski chalets is the first of its kind to be built in Val d’Isère for more than 15 years and also features the largest chalet currently available on the open market in the resort. Nicholas Leach, Partner at Athena Advisors comments: “Val d’Isère remains very popular with British, Russian and northern Europeans, in addition to the French core of families who have been going for years. New-build property is highly rare simply due to the availability of land; only two or three new properties are built in the resort each year so it’s no surprise these properties already represent a product which is in high demand.” Athena Advisors reports that with the rental demand for Val d’Isère remaining high, investors can choose to let their property for a portion of the year to a rental management agency and thereby benefit from a 19.6% VAT rebate. “A high end rental agent has confirmed that these properties will generate a guaranteed income of €70,000 to €140,000 in net rental fees over the ski season excluding any summer rentals,” added Leach. “Investors willing to rent their property out can opt for the favourable BIC Tax regime which means they can potentially recoup the VAT and also allow costs and interest to be off-set against income tax. For the smallest chalet, investors would recoup over €500,000 and the largest would recoup around €1.1m, which represents a significant reduction on the purchase price.” Just eight spacious properties are available at Le Petit Alaska and each has been designed to provide superior indoor and outdoor living spaces, all finished to the extremely high standards which are expected of new properties within this world class resort. The ‘smallest’ chalet available for sale provides an impressive 120 sqm of interior space across three floors offering four bedrooms, with the largest property offering some 540 sqm of interior space. Whilst these properties have been designed to provide superior indoor living spaces for those who’ve spent a hard day on the slopes, the level of outside space is also important design feature. Even the smallest chalet has four terraces and balconies, one of which provides 21sqm of outside space alone. The largest chalet features some 138 sqm of outside space which includes a two-story atrium garden in the centre of the property. This property, the largest ever to be built in Val d’Isère is a 6 bedroom 540sqm behemoth with indoor pool, full indoor sauna with hammam, outdoor jaccuzi, and expansive terracing overlooking Val d’Isère. This property even has its own ice-scrub room as part of the sauna facilities. Prices for the four to six bedroom chalets at Le Petit Alaska range from €2.6m - €9.0m.
