INFRASTRUCTURE DEVELOPMENT

Avenidas Novas is an appealing investment for families seeking long-term roots or rental opportunities for locals and expats, thanks to its top universities cluster. While properties in this Lisbon neighbourhood range from €6,000 to €10,000 per sqm, prices are driven by value rather than hype.

Avenidas Novas offers more spacious and budget-friendly apartments with multiple bedrooms, living rooms and high ceilings compared to nearby neighbourhoods of Chiado and Baixa.

Our property experts view Avenidas Novas as an excellent alternative to Avenida Liberdade for a lower price point, offering the same prestige and quality of life. The neighbourhood has yet to be discovered by international buyers, making it an attractive investment option.

HISTORY

Avenidas Novas, which translates literally into ‘new avenues’, is one of the few places in the city that perfectly merges the history and evolution of three centuries of architecture. Here, modern glass and steel buildings sit side-by-side with grand palaces and art nouveau or art deco constructions along flat, wide, tree-lined avenues. Many of these beautiful buildings have been converted into properties for sale in Avenidas Novas.

The whole region has developed very harmoniously with lots of green areas and plenty of space for circulation to be comfortable for vehicles and pedestrians. Residential area par excellence is an ideal neighbourhood for families with children, not only due to the numerous gardens and playgrounds but also the convenience of having all sorts of stores and services within walking distance.

Avenidas Novas was created with the 2012 Administrative Reform of Lisbon, merging the former parishes of Nossa Senhora de Fátima and São Sebastião da Pedreira.

THE AREA TODAY

Avenidas Novas is surrounded by aristocratic art-nouveau palaces, modern apartments and wide avenues. Due to its flat streets, the area has the most extensive and well-connected bicycle lanes in town and a very efficient system of shared electric bikes. It’s a good example of how the Portuguese capital has been investing heavily in structural transport reforms to make it increasingly attractive to investors in search of a great quality of life.

The neighbourhood is home to the city’s most active business centre and is choc-full of suits at lunch hour. While property for sale in Avenidas Novas remains towards the upper end of the market with prices ranging from €6,000 per sqm and €10,000 per sqm, prices are driven by value rather than hype.

Without a doubt, Avenida Novas is the reflection of today’s Lisbon – colourful and cosmopolitan, international and diverse. What’s not to love?!
