If you want to discover the real Paris like a local, away from all the major tourist attractions, the 17th arrondissement is the place to be. The arrondissement is a true Parisian quarter with a trendy edge and is well-known for its breathtaking Haussmannian architecture. Generally not excessively crowded with tourists, it is the home of what Parisians call the bobos, bourgeois bohemians. The area is filled with great cafes and specialised boutiques that offer a real sense of what Paris is like for locals.

A true residential area, the 17th arrondissement is sectioned into four administrative quarters: Quartier des Ternes, Quartier de la Place Monceau, Quartier des Batignolles and Quartier des Épinettes. Less expensive than some of its contemporaries, such as Le Marais and the Champs-Élysées, the 17th arrondissement remains a very safe option and one that many embassies have chosen as their home. And fun fact, if you want to try a good boulangerie, 2020’s best baguette in Paris can be found in the 17th arrondissement. The boutique also provides fresh bread to the president’s palace.

With new properties attracting younger families and expats alike, the profile of the area is being redefined. Some parts of the 17th arrondissement will always remain beautifully classic and many of them are quite ‘bobo’ with a young population, but with new developments already underway, this will be a particularly interesting area to look out for.

The property market in 17th arrondissement

The price of properties in the 17th arrondissement spans between €10,000 to €23,000 per square metre, depending on the location, the type of home and the property features. The average price in the area remains at a more reasonable price of €11,500-12,000. Batignolles and Plaine Monceau command the higher prices while Ternes and Epinettes are often a more reasonable option for buyers. While the 17th arrondissement is generally speaking a cheaper alternative than its neighbours Paris 8, 9 and 16, it also has great potential for growth due to the recently built High Court of Justice and the new tramway stop.

Prices in this area have increased by more than 50% in the past 10 years, and a thriving Paris high-end property market has developed in the area. The market is very dynamic as the demand overtakes the offer. Given the proximity to the 8e, a very affluent arrondissement of Paris, and the 18e, another quite popular destination, the 17th arrondissement has little risk of losing property value. The location of the area is ideal for most Parisians looking for a quiet place to live with access to key destinations in Paris. For this reason, the rental market is strong and continues to grow. 

In addition, purchasing a Paris commercial property is an attractive investment option in the 17th arrondissement too. Commercial properties here are generally readily available, well-presented and more keenly priced than counterparts in other areas.
