Les Trois Vallées

The region of Les Trois Vallées is an agglomeration of eight villages making up the eclectic cultural landscape of the region. The region comprises of more than 180 ski lifts, grouping together nearly 600km of skiable pistes.

Sustainability and environmental impact is of great interest to the region. All snow cannons in the valley are ultra modern. The snow produced is UV filtered as a means of eliminating bacterial and microbial risks. The ski lifts have undergone a renewal in the past fifteen years. Many have been replaced by more efficient models and reduced in total number to improve the visual impact on the landscape.

Satellite villages are at various altitudes and are dispersed among in the mountains, making some of the villages less convenient if skiing is a priority. The villages that are located farther down the mountain are connected by free shuttle buses and ski lifts in an effort to connect all the villages in the region.

Given the importance placed on respect for the environment, the villages tend not to attract wild partygoers and teenage visitors. There are a few bars and restaurants and après-ski activities in some villages, but largely the region draws families and people looking for a relaxed atmosphere to enjoy the outdoors and skiing slopes. The ambience of the village reflects just that. Meribel and Courchevel tend to be the most frequented resorts by cosmopolitan jet setters. These are villages to be enjoyed by walking through the streets or dining in one of the 60 restaurants (some of which are Michelin starred).

Les Trois Vallées is very large and each satellite village offers a drastically different culture. A good recommendation would be to do research and decide what you are looking for, whether it is après-ski, quiet villages or a relaxing sports resort, before purchasing a property in the Three Valleys. This way, you can be sure to choose the right area for you.

The property market in Les Trois Vallées

Because it is in an area world-renown for its skiing, A Les Trois Vallées property for sale tends to have a high premium. However, the farther down the mountain you go, the more likely it is that properties will decrease in price. The purchasing process for the area is fairly straightforward with no restrictions on foreign ownership.

A 25m sq studio in Val Thorens can be found for as little as €110,000. Val Thorens is preferred among advance skiers, so renting opportunities are abundant and should act as a good investment. A Three Valleys property in areas such as Meribel or Courchevel tends to attract a higher net worth crowd; therefore, a strong demand for luxury properties can be found in the area. A 75m sq luxury apartment can be priced around €800,000, and some can easily go upwards of €2m.

Of course, a Three Valleys property for sale that is on the far side of the lifts, or lower down on the mountain, tends to offer better value for money.

How to Get There

By Train

The TGV stations that are nearest to Les Trois Vallées are Albertville and Moutiers from Paris and several other French train stations on the way. Both Albertville and Moutiers are less than an hour in a taxi.

By Air

Chambéry Airport is only 120km away from the nearest village. There are daily flights coming into the airport and it is located a one-hour-and-20-minute drive away. Grenoble Airport is about 220km away from the nearest village of Les Trois Vallées. It is a little over a two-hour drive to reach the village.


Spring / Summer

When the snow melts in the spring, the lush green landscape becomes filled with outdoor enthusiasts. The weather can reach a high of 25°C in the peak of summer.

Fall / Winter

Some of the villages in the lower altitude sometimes suffer from lack of snow. However, in the more developed resorts, such as Courchevel and Meribel, snow cannons have been installed to ensure all seasons are filled with snow. The average low temperature in the region in January is 0.6°C, but can go down to -3°C .
