La Clusaz

Think of La Clusaz as a bite-size Val D’Isère - it may not have the same caché, but the resort is full of charm, the skiing sporty and tree-lined, and the apres-ski tempting enough to warrant a few late starts. Located between 1,100m and 2,600m in the middle of the Aravis Massif, between Anency Lake, Genève and Megève, the village is filled with boutiques, restaurants and bars.

Combining lovely beginners’ slopes with a variety of interesting red-runs and some great off-piste options through the trees, the terrain is as suited to beginners as to intermediate-advanced skiers. La Clusaz is a resort that is much loved by the French, so you can expect the level of cooking across the many local restaurants to be par excellence. Don’t miss the traditional farmer’s market, held on Monday mornings in the central square.

While the winter months attracts ski and freestyle skiing enthusiasts, the summer season sees an influx of mountain climbers, bikers and individuals seeking a break from city-life.

The property market in La Clusaz

A candidate for the 2018 Winter Olympics, La Clusaz benefited from an influx of investment in the form of new hotels, increased snow-cannons and an upgraded lift system. Thanks to its charming atmosphere and proximity to Annecy and Geneva, its one of the preferred locations for well-heeled French to have a second home. As these tend to be private investments from families with a strong personal connection to the resort, the re-sale market is limited in comparison to resorts like Val D'Isère. On the plus side, this means the resort is open and buzzing year-round and does not rely on seasonal visitors alone.

Thanks to strict building laws implemented by the Mayor's office, only a handful of new projects are developed annually, with a preference for tourism residences that guarantee increased 'hot-beds' in the resort rather than private chalets. In line with the resort's charming alpine architecture, all properties are made of wood and aim to keep the Savoyan aesthetic.

These factors contribute to a relatively high price per square metre of €6-8,000 for resale, and 9-€10,000 square metre for new-build properties. As such, when well-positioned or well-priced properties do become available, they are snapped up quickly. The rental market in La Clusaz is strong, with the demand for accommodation increasingly exponentially in recent years. As a result,  buying property in La Clusaz is a solid long-term investment.

How to Get There

By Train

Annecy train station, located 32 km a way, connects La Clusaz with The TGV.

By Air

Geneva airport is only 50km away, which means that La Clusaz can be reached in under an hour from a major international airport. While this means it can be busy during the school holidays, its an ideal option for short breaks. Lyon, located 150km away, can be reached in around one and a half hours.

Temperatures during sunny summers in La Clusaz reach an average high of 27°C .

Fall / Winter

Thanks to its geographical location between three major lakes, La Clusaz benefits from its own microclimate. This means that despite its relatively low altitude, it benefits from abundant snow-fall, averaging 6m between the months of December to April.
